What roofing costs in Murfreesboro
Murfreesboro houses come in a handful of sizes and the roofs on them fail in a handful of ways, so pricing here is more predictable than most roofers let on. Below are typical 2026 ranges for Rutherford County — not a quote; every roof is priced in writing after we have walked it.
Start with the kind of house you have
Roof cost is mostly roof area, and roof area follows house style. Murfreesboro housing falls into four groups:
- The 2010s subdivision two-story — Blackman, Salem, Barfield, off Veterans Parkway. 2,000–2,800 sq ft, 24–36 squares, 6/12 to 8/12 pitch, a couple of valleys. The roof we replace most.
- The 1960s–90s ranch — around MTSU, off East Main, older Smyrna and La Vergne. 1,200–1,700 sq ft, 15–22 squares, low pitch, often a second layer.

What pushes a Murfreesboro quote up or down
- Roof pitch. The 6/12 subdivision roof is the baseline. Farmhouse builds at 10/12 and 12/12 need staging and roof jacks, adding 10–20%.
- A second layer. Common on pre-2000 streets, rare on newer houses. Two layers add $1,000–$2,500 in labor and dump fees.
- Rotten decking. A boot that has dripped for three summers takes two or three sheets with it; an old valley leak on a 1970s house can take eight. Every sheet is $90–$150, and a good quote lists that price rather than "as needed."
- Flashing count. Every chimney, dormer, skylight and sidewall is an hour or two of flashing. A plain gable with two boots is the cheapest roof in town; a Franklin hip roof with four dormers is not.
- Access. Pools, fences, and lots where the boom truck cannot reach the back slope add crew time.
- Shingle grade. A designer or Class 4 impact shingle adds $30–$80 per square; some insurers discount the premium for Class 4.
- Timing. Prices do not move with the season, but after a spring tornado warning night expect three to six weeks for anything that is not an emergency.

The cheap quote is missing lines. Check both for each of these:
- Tear-off stated, not a roof-over
- Synthetic underlayment named
- Ice-and-water membrane, with locations
- Shingle line and wind class
- Six nails per shingle
- Metal or silicone boots
- Decking at a per-sheet price
- New flashing
- Ridge vent and soffit intake
- Permit and state license class
- Warranties in years

A 2,000 sq ft two-story in Blackman or Salem carries 24–28 squares of roof. With a full tear-off and architectural shingles that is $12,000–$20,000; standing-seam metal on the same house is $30,000–$50,000. A plain gable lands low in the range, a steep roof with dormers and several valleys lands high.
Is it cheaper to repair or replace a roof?
Repair when the roof is under about 15 years old and the trouble is in one or two places: a boot, a valley, a run of flashing. Replace when granules are coming off every slope, there are two layers, or you have paid for three repairs in two years. At that point each repair is buying a few months at a bad rate.
